In 2020, Lynn Luxury Homes was invited to join a team of specialists to build one of the regions's most extraordinary homes designed by architect Toby Witte. The modern residence, named Gerendák, was to be situated on a steep sloping lot in The Sanctuary at Lake Wylie with stunning views of the lake. The overarching functional stipulation was that the home needed to be lived in and enjoyed without stairwell transitions to move about the main living spaces. To resolve the issue of cantilevers sticking out high over the lake without the use of any stairs, it was decided to cut a set of stone walls into the hill, creating a platform on which the house would be erected. This artificial cliff would allow the homeowners to enter from the street on the ground floor on one side and walk into essentially thin air on the other sides via artfully suspended living space pods. Henceforth, the architect wittingly entitled this brilliantly creative project case study "Over The Edge."

Lynn Luxury Homes is the ideal builder for a challenging collaborative effort such as this one. Gerendák was on a steep slope. Its owners wanted a one-level design: a minimalist modern environment suitable for aging in place. And The Sanctuary at Lake Wylie had strict architectural guidelines. The materials, construction methods, and detailing required were essentially new or difficult to implement by local trades and distributors. Nothing would be impossible in the end. The team had an unbridled passion for seeing it through all its hurdles.
A canopy of old hardwoods surrounds the structure in a conserved native natural setting. Each living space is enclosed in three sides of glass, blurring the lines between inside and outside: A tree house effect. No matter where you are sitting, you are amongst the treetops with stunning views of the lake below. The exposed structure of the home also offers a unique opportunity for sustainability. The posts are designed to be narrow in one dimension, not to obstruct views, but wide in the other to serve as vertical louvers that shield from the heat of the western sun. The addition of a solar panel system and high-performing windows from Germany ensure a tight, well-insulated building envelope that has achieved an impressively low HERS index rating of 6.
